Colorado now requires landlords to include a radon disclosure in lease agreements due to the state’s high radon levels. Landlords must provide property-specific radon information, including past test results and any mitigation efforts. If elevated radon levels are found, the landlord must cover mitigation costs. Failure to disclose this information allows tenants to legally void their lease without penalty. Installing a radon mitigation system costs around $1,500 and takes about a day. If purchasing an investment property, it’s wise to test for radon and negotiate mitigation costs with the seller during inspection.
